Together with the experts from the consulting firm Drees & Sommer, which specializes in construction and real estate, Design Offices has now investigated why employees prefer to work together in Design Office’s premises as part of an impact analysis at the Macherei location in Munich.
The discussion about the return of workers from the home office to the office environment of their employers is in full swing. “How often?”, “For what tasks?”, “Do I keep my fixed desk?”, “What is the ideal mix of surfaces?” are just some of the questions that both sides are asking themselves. In order to be prepared for the current challenges as a company, it needs creative, flexible employees who are ready for change and who are loyal to the company’s goals. How do you find the balance in asking for concerts on both sides? Because that is precisely the employer’s charisma: inside, it is the driving force for retaining good talent and recruiting enough new specialists.
“The office landscape needs to come together again,” notes Design Office’s CEO Dr. Joachim Gripp in exchange for medium-sized and commercial companies. “The classic office is giving way to flexible work landscapes that support new collaboration and communication models, contribute to the company culture to a great extent and at the same time work economically, because the home office will continue to exist”. In order to get to the bottom of these issues, Design Offices together with the experts from Drees & Sommer carried out a health and well-being impact analysis in July 2022 in its own premises – specifically at Design Offices Munich, the largest location to date with 16,500 square meters of machinery.
Based on the thesis that the quality of space affects both attitudes and behavior towards creativity, flexibility, openness to new things and change, 45 users of the Munich Macherei were interviewed for the impact analysis. 16 main categories based on scientific results were asked, including for example light, air, acoustics, functionality, innovation, appearance, outdoor space, orientation, sustainability, mobility and safety. The composition of qualitative interviews, a behavioral observation by so-called shadowing, an objective evaluation matrix for well-being parameters and data collection using a questionnaire resulted in seven key statements.

Energize flexible workspaces
60% of respondents said they found Design Offices energizing; Respondents who have previously worked in a classic work environment even up to 75%.
Flexible workplaces give new impetus: 94% of the respondents get a new, innovative push in the working environment at Design Offices.
Flexible workplaces inspire and are a place of well-being: 80% of respondents said they felt very comfortable in design offices.
Factors that count for businesses:
Inspiring environments promote mental flexibility: 91% of the respondents stated that they felt supported in their everyday life by the spatial flexibility in the form of mental flexibility.
Communication between, even beyond company boundaries, replaces the lack of exchange in the home office: 80% of respondents said they were inspired by chance encounters in the work environment.
Flexible workplaces have a positive effect on creativity: 90% of respondents also feel that the flexible workspace (rather) promotes creativity than classic office environments such as single, 2 or 6 person offices.
Spatial freedom increases the power of innovation: 64% of respondents indicated that they always do their full work within the design office areas.
